Discount is going to be a variable based on each dealer - including location. Best bet is to shop around a couple of dealers in your area.
The build, itself, is about 7-10 days but the process from order to build could be 4-6 weeks. It's all about the dealer having an allocation for that build. As an example, I ordered my 2021 540i xDrive 2 weeks ago but it is slotted for a Week 41 (first week of October) build. East coast delivery will be 2 weeks shorter than west coast, obviously.
A credit app will be needed prior to ordering. My BMW dealership, as do many others, if not all, can lock pricing for 60 days but will honor better pricing if it becomes available by time of delivery.
