Apparently, brakes/brake pads used to be covered under regular warranty, but they no longer are. I think they changed it a year ago or so.

I wouldn't expect to wear out the brakes in 3 years especially if it's a lease and driving < 12,000 miles/year. You'd probably need to replace the brake pads at least once, however, depending on your driving habits and what type of driving you mostly do.
Thank you. However I am surprised the break pads would not last more than 40-45k with average driving....
