What's your guy's take on Mortgage Rates? I talked to a few of my real-estate buddies, and they're saying that late this year, mortgage rates might decrease a little bit(maybe in the low 5% (idk that still seems too high IMO) but, house prices will still remain priced high.

This will be my first house/townhouse. So, not too familiar with how to get started. I think there's such a thing as a "first-time home buyer" program or something. Does every mortgage lender provide this or is it a specified few?

My parents are too busy to give me some guidance. Plus, I don't want to tell them yet since I won't be living on the property. It'll be more for passive income. Every time I bring up the idea of passive income they want me to buy a big ass property in Chicago which I am not doing. I'm not trying to get robbed.

Mortgage rates seem to move more with the 10 year treasury than anything else. So you could read up on where that may go. A lot of very smart people predict recession end of ‘23 or maybe in ‘24, but most of them aren’t predicting ‘08 level disaster. If we see recession, hopefully lowered and steadied inflation comes with it. If those things happen, you’ll likely see rates of all types come down.

Housing prices continue to be supported by low inventory. The demand seems lower, especially in the first house type properties, with mortgage applications at a 26 year low. Most of your cash buyers are for income properties or high end residences. But even with demand down, inventory is so low that prices are slow to respond, but eventually they probably will.

I don’t know if first time homebuyer government incentives still exist. You’ll have to google it. If it does, it likely only applies to residences and not something you can likely use for an income property.

Lastly, you’ve mentioned you live with your parents. Do you pay them rent or anything? If my kid lived in my house for free and had the balls to buy a rental property and earn rent, I’d either kick his ass out or start charging rent and 1/3 of the bills… but maybe you’ve got a different setup. I obviously don’t know your life.

Also, you could buy a duplex and live in one side and rent the other. Two birds, one stone.

Yea i wouldn’t go looking for more problems and uncertainty now. I think 2023 will have enough to handle.

Ofc I pay my parents rent . I pay rent and help out with groceries also. One month I pay the utility bill next month parents do. Kinda like a split situation.

Only thing I don't pay for is the property tax. I'd kms if I had to. Property tax is 15k/annually.

If trim pieces are gloss black why don’t the Bloody Germans use black plastic or at least give it a black base coat or three??
The fog light/vent surrounds & front splitter have a myriad of little stone chips & has been bugging me for a while now.
As I’m currently off work (since Tuesday) with covid & feeling pretty shitty as well as bored I thought I might have a go at making them look a little better, other than taking them off & repainting any of you guys got any suggestions?

I think it is more that the impact and scratch creates the white look to the blemish. I'm pretty sure the parts are solid black plastic, it is just the abrasion that makes it look white.

Tip - grab a black Sharpie and poke those dots.

But I haven’t had the need to report anyone yet.
