% off MSRP pre-incentives for custom order
Considering a lightly optioned 2020 540i ~65-67K MSRP.
I have done 4 custom orders so far, and the market has changed a lot since 2011-2016 with low desire for sedans and EVs (read Model 3) filling in that enthusiast segment. What should be my target for a competitive deal on a custom order for a 36 month lease? X % off MSRP _before_ factory incentives such a loyalty, lease rebate I am noticing more and more - gone are the days of @ invoice, $500/$1000 below invoice.

I'm expecting about 8% off MSRP, pre-incentives, on a 2020 530e custom order due at the end of the year. That's pretty close to invoice. I believe dealership is making it up with "trunk money". I suspect that there is a "lot" of trunk money on sedans these days, but that's a subject that is totally opaque to the rest of us.

The hacker forum talks about double digit % off MSRP on these sedans, dealerships make it look like these cars are as rare as M5 competition pack in 'Moonlight Gray'

I want to say sticker on mine was $87k and price agreed on lease was $72k in May for my 2019 M550.
Just depends on time of month, and how long dealers had that particular car(how bad they want to move that unit). Not sure if there is a flat rule of thumb for discount. Also depends how long you spend working deal and how many times you walk out of the dealer lol. With braman BMW just by getting upset a couple cars ago they found $8k in 10 minutes. Just stand your grounds on what you want to spend

In some respects it's a bit more difficult on an ordered car, because the dealers seemed to be more incentivized to discount a car in inventory rather than something coming along later that you may decide that you don't like, and then they're stuck with some odd duck that may be hard to flip.
I also don't know if incentives apply to when you order the car, or when it comes in and is delivered. If it's the latter, as I suspect, then they aren't going to err in your favor. However, if you price shop, it's a lot easier to just send your configuration to several dealers and ask for their best price.
